There are two types of leads you can get in business: leads you pay for and leads you generate on your own. Those leads, or referrals, are the preferred method for many reasons. First off, they usually don’t come with a cost to acquire. Secondly, since they are passed along from your network, the closing percentage is typically much higher. One of the growing ways to generate leads on your own is through your presence and activity on social media. Social media offers investors a platform to display their skills. All you have to do is take advantage of it.

Most people make the mistake of using social media solely to attract business. However, this should not be your only intention. Think about why people use social media platforms. Typically, they are looking for a quick update on the people or networks that matter to them. They like to look at pictures and see what is going on with their friends, family and things that interest them. It is typically a distraction for people sitting at their office or somewhere they can go online to unwind after dealing with work for the day. They don’t want to be hit over the head with constant solicitation. Know your audience and know how to connect with them.

For the most part, any activity you do on social media will not directly lead to any business. You are looking to attract a lead that may be three or four connections away. The best way to do this is to keep your posts or tweets entertaining, short and to the point. Your goal should be to capture the trust of the people in your network so they feel comfortable referring you to people you don’t know in theirs.

This can be done by informing, educating or entertaining with what you say. If you have a property you are selling or wholesaling, post pictures of the property with a brief description. Don’t try to oversell and keep information general in nature. If you have a blog, you should be making daily posts on real estate or investing topics. It is important to put these posts on your corresponding social media platforms. If you have a funny story or funny picture, you can post that as well. Allow your followers to see all sides of you and your business. Whatever angle fits your personality, you need to make sure you are consistent with your activity. The busier you are, the more people will see you and the more they see you the more likely they will think of you when it is time to refer someone.

There is no question that a growing number of people buying or selling property will use the internet as a starting point. With increased attention and usage paid to social media you can quickly promote yourself and your business faster than ever. If you make the commitment to put yourself out there with quality posts you will eventually start to see some results. Social media is out there for everyone to take advantage of.
